We sponsored the AM-AM Stableford competition on day four of the Gala Week, the winners of which were:  Cliff Saunders, Geoff Garbutt, Dermot Merry and Wendy Menzies. The team won with a score of 83 points.  Meanwhile, Bob Jones was the overall men’s winner of the Gala Week and the lady’s winner was Gloria Hafemann. Congratulations to all involved!

Quinta Properties provided a fresh breakfast, prepared by Bistro des Artes, champagne, salmon and orange juice, and goodie bags for all players. Thank you very much to Mark Foot, General Manager of the Members’ Golf Club, who made our involvement in this fantastic event possible.

2.Consider the age group of the people renting properties in your chosen location – many holidaymakers in the Quinta do Lago and Vale do Lobo areas are in the 30 to 60 year-old age bracket. Therefore, family sized homes are always a favourite. A minimum of two or three bedrooms is a must in order to deliver flexibility, but usually more than five are not requested.

3.Running costs and taxes – Examine the running costs that are associated with your chosen rental property. Do the maths to ensure that the expected rental income more than covers the costs for the year. Costs to consider also include the fit-out and decoration of your property. It can be too easy to overspend here. Décor should be easily maintained and easy to replace.

4.Choose your rental agent well. Like in any business, there are good ones and not-so-good ones. Chose a company with excellent web marketing as most people regardless of budget book their holidays online, or at least find the company they want to work with online. Make sure they do not have too many rental properties on their books, as yours may be neglected, and make sure they are hungry. Also, if your rental agent is also responsible for maintaining and managing the property, make sure they have the people power.

Portugal maintains strict real estate licensing requirements and heavy fines are in place for any real estate companies and their agents that operate in Portugal without a licence, or that are operating without meeting the requirements of a granted licence.

To become an authorised real estate broker (empressa de mediacao imobiliaria) a property agency must satisfy a number of criteria and legal requirements, as set by the INCI – the governing institute that oversees real estate activities in Portugal.

The INCI then grants an AMI real estate number/license that is valid for three years. The granting of a licence also requires real estate companies to maintain mandatory Professional Indemnity Insurance (Seguro de Responsabilidade Civil), which covers any damages to a contracted client’s estate (property and money involved in a transaction).

All sellers and buyers should ask their prospective agents if they have a current licence and if they don’t they should ask themselves whether that’s the best place to market their property. After all, no-one would ever consider appointing an unlicensed lawyer – similar caution should also be extended to any transaction involving your home.

Acca will be holding its first ever Charity Bike Ride to help children in need in the Algarve.  It is open to everyone over the age of 16, all you need is a bike, a helmet (although both can be hired for the day), a reasonable level of fitness and quite a bit of determination.

Pre-registration is required and will cost €20 (this goes towards the target of €50 sponsorship) and ensures you a place on the ride.  A full information pack with advice on training, a tee-shirt and a drink and snack on completion.

Advice and training is available from Activity Algarve (professional organisers of group bike rides across the Algarve).  A special training schedule is open to all participants starting 6 weeks prior to the ride and it is advisable to do at least some training, please go to www.activityalgarve.com for details.

The award is one of 12 various infrastructure projects in Europe to benefit from part of a total investment of 500 million euros.

The airport’s total redevelopment plan is estimated to cost around 130 million euros and will be carried out in two phases.

The first phase, which has already begun, will concentrate on the airport’s operational areas, while the second phase will see the terminal and accesses completed by 2013.

Meanwhile, low cost airline Ryanair, opened its first Portuguese domestic route on October 26 between Faro and Porto airports.

Ryanair spokesman, Daniel de Carvalho said: “Until now, many hours and a lot of money were wasted to travel between the north and south of the country.”

The new flights from Faro to Porto will operate every Monday, Wednesday, Friday and Sunday. As well as allowing easy access to various areas of interest in the north of Portugal, the connection also allows for flights to other destinations otherwise unavailable from the Algarve.

The Hospital Particular do Algarve in Alvor has completed the construction of their second facility in Faro and would like to invite all afpop members to visit the NEW hospital in Faro, which is being inaugurated on the 27 November 2009.

The Hospital is holding an “Open Day” event, where between 9am and 12am there will be hourly guided visits of all the installations, including the Operating Theatres. A welcome drink will be available.

So if you would like to take the opportunity to see the new private hospital and the facilities there simply take the road to the airport, follow the directions to the University of Faro and Gambelas and the hospital is situated one block before the University. There will be signs along the road to direct you. (For those with GPS the co-ordinates are: 37º 02’.43”N – 7º 58’.08”W)
